Planning submission made for 694 Build to Rent apartments at Embankment West

Select Property Group, in collaboration with Ask Real Estate, has gone into planning for 694 residential apartments at Embankment West which is part of the 'Greengate' regeneration scheme. The development will operate under Select’s Affinity Living brand and feature a range of indoor and outdoor spaces and facilities which have been designed to encourage social interaction between residents and the local community. 

Plans would see Manchester’s millennial market able to rent studios, one bedroom, two bedroom and three bedroom apartments in the building which is split into 12, 25 and 32 storey levels. 

Designed for a social generation who favour renting in the city centre and living with friends, the building is predominantly made up of two and three bedroom apartments; all designed with replica bedroom sizes and higher than average living areas to meet this demand.

As well as large lounge areas open to the public, the ground floor plans feature a private entertainment space which connects to an external landscaped area. The mezzanine level plans include further private co-working spaces and a gym. The roof of level 13 features a roof garden, media room, yoga studio and private entertainment space, with level 33 boasting a private dining room with views over the city.

The site sits on the northern bank of the River Irwell, next to Manchester Victoria Station and opposite Manchester Cathedral. Embankment West forms part of Salford Council’s Greengate Regeneration scheme which includes the creation of over 3 million sq. ft of residential, retail and commercial space.  It is Select’s second development in the quarter, with its CitySuites scheme due for completion in December 2016.

Select is working closely with partners Network Rail and Ask real Estate to ensure that the scheme complements the adjoining new developments, including Network Rail’s £44 million transformation of Victoria Station, Manchester’s second largest mainline train station. 

Ask Real Estate’s Managing Director, John Hughes, said: “We are delighted to be working with Select on Embankment West as their proposals really complement the Grade A 101 Embankment office building we have under construction which will complete in July.  Together with the CitySuites building, this will fundamentally transform the outlook from Manchester Cathedral and Harvey Nichols over the site.”  

Tim Dickinson, Head of Residential Development at Network Rail, said: “Network Rail’s £44 million investment at Manchester Victoria Station has clearly provided a major catalyst for wider regeneration in the city, delivering much-needed jobs, homes and economic regeneration. This deal will unlock and utilise our land next to the station whilst generating revenue to be reinvested in Britain’s railways, reducing the burden on the taxpayer.”

If planning permission is granted, it is anticipated work will start in July 2016 with a view for completion in December 2019.
